A Real Estate Company

A decision has been made!

I have decided that I am going to go and work with the Los Altos branch of Coldwell Banker here in the Bay Area.

I visited with several agencies and I decided that this company would be the best fit for me. After my experience with Coldwell Banker Hickok and Boardman Realty, it seemed a little daft to change what is already working for me........

I am still awaiting (with baited breath!) a test date for sitting my examination and I am hoping that I will be up and running in the New Year.

In the meantime, I am enjoying settling in to the company and getting prepared to hit GO!

Have they or haven't they?

There has been so much recent talk about extending the First Time Buyer Tax Credit that even I didn't know who to believe!

It is definite though - there is an extension and some icing on the cake - there has been an incentive created for "Move Up" buyers. So if you have been in your current residence more than 5 years then check out this site for more details......

For all my Silicon Valley friends, there has also been a change to one of the requirements of being a First Time Buyer.....if you are a single taxpayer with an income up to $125,000 and if you are married with an income up to $225,000 you can qualify for the full tax credit. But you have to purchase your home after November 6, 2009 and on or before April 30, 2010 AND it has to be under $800,000 which is cutting it close in Silicon Valley!

I miss being able to open a lockbox!

I miss showing property! It is amazing to me how much I miss showing property and being in the Real Estate world! That is when you know you are in the right job......when you can't stop thinking about doing what you love!

I have been spending the last few weeks studying hard for my California Real Estate license. It seems the process of becoming licensed here is going to take a few months :(

I am currently trying to work out who I am going to work out which company would be best to work for now that I have moved back to the Bay Area. I will keep you updated as to where I lay my hat......

One thing I can say is that you really don't realize how good you have it until it is has gone and that is VERY true. I can not rave enough about Coldwell Banker Hickok and Boardman as a company to work for as well as what service they offer their clients. They really are brilliant.....if you are in Vermont and are thinking of selling or buying a property then let me know.....I have the perfect agent in mind for you!

As you know, my husband Euan received an opportunity of a lifetime to work for Apple Computer here in Cupertino, California. He has settled in to his new job over the past few months and I am now here in California ready to start up my real estate business.

I am so appreciative of and grateful for the friendships I made in Vermont and the support that everyone showed me in growing my real estate business. Many showed me the greatest acknowledgment of their trust and confidence by either working with me to buy or sell their home - or by referring a friend, family member, or co-worker.

Within a year of working in Vermont, that support helped me achieve a great honor - to be named the 2009 Northwestern Vermont "Rookie of the Year."

When I decided to return to real estate, I spent a great deal of time researching the local companies. My decision to join Coldwell Banker Hickok & Boardman Realty was absolutely the right one. CBHB has the resources, innovation, and commitment to serving their clients needs first. They also have a team of talented Realtors who I've learned a great deal from, including someone who has turned in to a very dear friend - Nina Lynn.

Most of you have already met Nina. And for those of you who haven't - get ready for another 6' tall Realtor! She doesn't have the funny accent like I do, but she is a great Realtor with many years of experience! Nina has been a great resource and mentor to me this past year.

So, where does this leave my VT real estate career? This past year has proved to me how I can use the power of technology to stay in touch with many of you and work with you virtually, while my partner Nina finds you the property you need locally.

And how about here in the Bay Area? I am in the process of finding another brilliant company to help support me so that I can grow my business here. I have had 2 weeks holiday and I am already desperate to get back to work!

Belted Cow Bistro

I had a very yummy dinner.............you know me, I always love good food, wine and of course company.

There is a new restaurant that has opened in Essex Junction called the Belted Cow Bistro. I had the scallops followed by the halibut......delicious!

I would definitely suggest if anyone would like some delicious food in a relaxed atmosphere that they should definitely try this restaurant!

Another brilliant reason to list with me.......

The Waterbury Reservoir formerly known as Waterbury Wings

I had a yummy lunch yesterday at The Waterbury Reservoir!

Most of you here in Vermont will have been there before...it used to be the Waterbury Wings.

Well, it has a new owner now and there have been quite a few changes! The menu is the obvious one with a real emphasis and good food....no more deep friers!

It was a beautiful day here yesterday and we sat out on the patio which was just brilliant.....everyone knows that I am a massve fan of The Alchemist. It certainly has great food and I am a little partial to it's brews but one thing I think it lacks is somewhere outside to sit. Sometimes it feels like we have few nice days here in Vermont, so when it was a day like yesterday, it was just perfect sitting outside!

So if you are in the area and fancy a good lunch it certainly is the place to go.....oh and they serve Stella!

A Guiness and a Burger!

Went with the family to a new restaurant that has opened in Williston last night called Monty's Old Brick Tavern.

It is a great location for us as it is half way home from my work!

A Laplatte River Angus Burger and a Guinness on tap! What more could one ask for at the end of a hard day's work!

Gobsmacked on Britain's got talent!


For ages, colleagues and friends in Vermont have been hearing say Gobsmacked! There has been so much talk about the word recently in the press........to think it had already been heard here in Vermont!

The Scottish woman who became an Internet singing sensation after her performance on a British talent show said Friday she doesn't want fame to change her. Susan Boyle, 47, has said she's still the same humble girl next door despite her knockout singing on "Britain's Got Talent."

She shocked and inspired the audience, judges, and Web watchers with her rendition of "I Dreamed a Dream" from the musical "Les Misérables" in the first round of the show.

A unique house in an ideal setting

I saw an extremely unique house this morning!

This house is listed by my colleague Meg Handler. It is in Richmond and has the most idyllic setting. When the sun was shining this morning and I was on the deck, I could just imagine sitting out there with my morning cup of tea just enjoying the serenity. It was beautiful.

This is a home for someone who wants to live somewhere that no one else can walk in to and say "Oh I live in a house just like this!"

A day when I had to take a deep breath!

I had a bit of a frustrating day today with my lock box key.

As many of you are aware, when a Realtor puts your house on the market they will attach a lock box to you front door - typically!

Today I went to view a property and could NOT for the life of me get my key to open the lock box. I began to get frustrated and then remembered the clip I had recently watched (refer back to my last post).....why was I getting so frustrated?!

It is amazing to think that this little black secure key that I have will open the lock box and allow me access to a key! I remember in the good old days when I had to go to each separate Realtor and actually get the key from their office! Sometimes it wouldn't be there or another Realtor had it.....no that was frustrating!

I had to remember actually what a great system we have now in comparison!

Although there was part of me that can not wait until I can open a lock box with my i phone!

A different market in the Bay area!

I am currently away in my old stomping ground of the Bay area at the moment.  I have spent the last week surprising lots of old friends who had no idea I was visiting!

The real estate market certainly is different here.  There are a lot more For Sale signs around but remember there is also a lot more inventory.  The prices are certainly very different in Vermont!  Definitely more value for money!

I am looking forward to getting home as I hear things have been busy and for the first time buyers this really is the market to get on that property ladder!

Maple Syrup, Sugaring and a little History!

All weekend Callum has been talking about this weekend being the perfect weekend for the sap to come! I just love what he learns with regards to history at Kindergarten - imagine what a different upbringing he would be having if we lived somewhere else!

The typical Open House weekend (yes! a different type of Open House that I am normally at on a Sunday afternoon!) does not happen for a couple of weeks but today was just the perfect day weather wise.

So we called around and this lovely chap called Joe and his wife Laurie (who actually substitues at Callum's school) said that they would love to show us around. Callum was even able to put in his own tap - yes of course there is video to come!

What a fabulous afternoon. We have lived in Vermont for 3 years and this was the first time we went to see the sugaring! Been too busy snowboarding in previous years I guess.

A Beautiful Spring Day in Essex, Vermont

What a stunning day it was here today in Essex, Vermont.

I was so pleased to get back to my routine of walking Charlie around the neighbourhood that just has to be put on hold over the winter months!

In my neighbourhood around Saxon Hollow Drive, there are a nice mix of houses. Colonials, Raised Ranchs, Ranchs and a few Capes.

It is always interesting to see what people are intending to do with their houses and a day like today tells all. I saw a couple of new decks being planned, a front porch and then out of the middle of nowhere there seems to be a 2 car garage already added on to house that was sold last year!

I am not sure if everyone knows about another fantastic service that my company Coldwell Banker Hickok and Boardman Realty has but it is our Concierge Home Services. We have relationships with reputable contractors who can help your spring renovations happen.

There is also a house available on the market near me which is listed with Mary Jordan. If you think it might interest you or someone else you may know then please let me know. I would love to show it to you.

It was so nice to walk around today and see everyone coming out of hibernation! It is such a nice mixed neighbourhood of young kiddies (playing with their bikes), grumpy teenagers (who seem to hate raking the lawn!) and empty nesters.

A Buyer's Market?

A buyer’s market should be just that - a buyer’s market. It’s not a fence-sitting, waiting, loitering, delaying, dawdling, postponing, vacillating, hesitating, wavering, faltering, pausing, foot-shuffling market. By its very name, buyers should be doing one thing and one thing only-buying. So where are the buyers and why aren’t they buying?

The great irony of a buyer’s market is that even though the opportunity to buy is high, buyer urgency tends to hit an all time low. The media becomes the excited purveyor of negative news and uninformed advice, and buyers buy it all. Actually, it feels like the only thing they’re buying. Their reluctance is ironic since not so long ago buyers were incredibly excited about buying—when it was a seller’s market. Prices were escalating and it was perhaps one of the most difficult times to buy value and yet people were buying like there was no tomorrow. Buyers were afraid of losing out by not buying even though the advantage was all to the seller. Now a shift has occurred—it’s a true buyers market and what happens? Fear is in the driver’s seat!!

When they should have been afraid of paying too much they weren’t and now that they shouldn’t be afraid of paying too much they are. Its one of the most paradoxical moments of any market and the herd instinct at is most pure. Reluctance in the face of great opportunity becomes an agonizingly defining characteristic of a shift.

Facts: The headlines are not going to tell you to “buy now”

You can’t time the market—you don’t know when the bottom really is!! History supports that if you’re always in the market, actively paying attention, although you may never sell at the highest peak or buy at the absolute bottom, you can buy right and always do well over time. Logic says that you can’t predictably time the market at the exact top and bottom.

SELLERS ARE IN THE SAME SITUATION YOU ARE IN! They know prices will come back up some day but they don’t know when. Genuine sellers want or need to sell now, but they have fears too. They don’t know if prices will go lower either so if they can sell today, they will. That means they are ready to deal because they’re afraid today might be the best price they get. This makes most very willing to consider reasonable offers.

As most of you know, I love Cadbury chocolate and I always seem to have some on me - whether it is at Open Houses, in the office or when I stop by for a cuppa!

The good news is that Dairy Milk (still yet to find a place to buy it here in VT!) is making some changes.

What's in a Realtor's pockets?

I had an extremely busy day yesterday with a mix of showing property and dealing with inspections.

At around 4pm, I took a deep breath and for a giggle emptied my pockets.........

  • 3 pens (1 in the left pocket and 2 in the right!)
  • Business Cards (a must for a Realtor)
  • Credit Card (a must for anyone!)

Lost dog Stella even wears purple!

I had an inspection today with Sean McKenzie for some buyers that I am working with on a great little house in Burlington.

When I returned to the office, Tamira (who runs our concierge program) was in the kitchen with the rubbish bins blocking her in....."what are you doing Tamira?" I asked and then I looked in to the kitchen and there was "Stella"! Tamira had rescued her from Shelburne Road outside work.

Fortuntalely, Stella had a purple tag on with her number and Tamira was able to contact Stella's mum and dad.

We are not sure what breed she was. She was about 10 years old and seemed to be a cross between a bassett, a labradour and maybe even some spaniel!

Anyway, she was a really sweet girl and I am so pleased that Tamira has a heart of gold and that she is now back home safe and sound!

Thanks George for having your camera on hand and snapping some piccies!

I am even more thrilled that Stella was rocking a purple collar and name tag!

First-Time Home Buyer Tax Credit

In recent weeks there have been lots of discussions around most office water coolers, discussions about Congress, the stimulus package and the housing market. In our office, we have all been talking about it not stop!

It is official, Congress has enacted legislation providing a tax credit of up to $8,000 for first-time home buyers.

Unlike the tax credit from 2008, the new credit does not have to be repaid.......but remember time is of the essence! Only houses bought between January 1, 2009 and before December 1, 2009 will qualify.

Great chat, Funny words and a Flirtini!

Went to the Tavern at the Inn at Essex the other night for 'Mum's Night Out' - Yes! It has only been a couple of weeks since moving out and already I was back!

'Mum's Night Out' typically as more Mummies but there were only 4 of us! Sometimes it is nice to not have quite as many people as you really get to have good conversations!

It did become apparent quite quickly though that there really is a difference between the British language and the American language....and it is more than just Football and Soccer!

I know that when looking at property a lot of clients enjoy the terminology that I use. Stay tune as I am working on a "Stella's Guide to Real Estate Terminology"

An 8 year wedding anniversary, a delicious meal and a snow storm!

Last night was our 8th year wedding anniversary. I was pleasantly surprised with a babysitter and dinner at Butlers at the Inn in Essex, VT.

WOW! We decided to have the Chef's Daily Tasting Menu and had Chef Michael Gunyan create 5 unique courses for us! Well it was delicious! We also chose the wine pairing and were so impressed.

It is always such a fantastic night when you are celebrating, enjoying great conversation, tasting delicious food and wine and then topping it off with the news that there is a snow storm on it's way!

A perfect anniversary!

Here is to 2009!

Happy New Year Everyone

So it is the beginning of the year and there is a buzz in the air. The weather here is Vermont is particularly mild (for this time of year!) People have been calling to see property and viewings have been getting busier.

If you are a first time buyer then this is the year to buy a property. Paying somebody else's mortgage is not benefiting you at all! I spoke with Nick Parent at The Mortgage Guys and mortgage rates are 5.25% at the moment.
